Location Spotlight: Lambeth

This borough has a lot of new opportunities for business.

The Neighbourhood

Lambeth Borough stretches from the South Bank all the way to Clapham common and there are many different communities with unique identities between. It is culturally diverse and has a lot of different landmarks dotted through it.

Arguably the most notable tourist attraction in Lambeth is the London Eye and from the top, you can see these communities all laid out.

This area has great transport links and commuters can get to other parts of the city fairly easily, however, the northern parts of Lambeth are definitely better connected than those in the south.

Waterloo station allows for quick journeys all over the city as well as connections with National Rail Services. Cycle superhighways have also been established throughout the borough.

The Trends

This borough is the fourth most densely populated area in Britain and it has recently begun to attract a lot more of the ‘young working professional’ changing the demographics and making the lifestyle there more vibrant.

Wine bars, vintage markets and galleries have been opening in increasing frequency with a notable nightlife accompanying this.

It is not surprising that these trends are being seen in Lambeth as the borough has been a creative hub for many years. It is the home of The National Theatre, the Southbank Centre and the Hayward Gallery with new galleries opening in more recent years.

Property Spotlight: Oxo Tower Warf

The Oxo Tower Warf has become a distinctive feature of the Southbank. Contemporary designers, cafés, bars and restaurants are situated in this building with the bright red letters above it.

Coin Street Community Builders (CSCB) refurbished the building in the 1990s and, since then, it has become an attraction for visitors from all over the city as well as tourists. CSCB is a development trust that has been responsible for redeveloping much of London’s South Bank.

Oxo Tower Warf embodies the kinds of changes that have happened in Lambeth in the last decade playing host to two art galleries and various dining establishments. The second floor is available for hire for events and weddings while the third to seventh floors are flats.

The building now forms part of the cultural area that has been established in Lambeth and there is a riverside walkway that passes in front of it along the Thames.

Is the Area for Me?

The Southbank has become London’s newest business district that will soon be comparable to City of London. Buildings that had previously fallen into disuse are being snapped up and repurposed into a wave of new businesses.

The northern parts of Lambeth have been part of this revamp and there are many office and infrastructure developments that are going to continue.

Companies that are moving to the area are doing so for the ideal location and relatively affordable office space.

Although the Southbank is buzzing with investment, further south should not be discounted, and Brixton and Clapham have also seen notable changes with many SMEs thriving in the past few years.

Trendy independent businesses are opening up all over these parts of Lambeth as their high streets change and adapt to the influx of new residents.

Lambeth is brimming with opportunities right now and, if you are looking for commercial property in London, this area is set to continue developing and expanding those opportunities.
