Both houses and flats under leasehold can incur ground rent charges payable to the owner of the freehold, usually an annual fee. Paying the ground rent is generally the responsibility of the landlord rather than the tenant, although the cost of ground rent may be included in a tenant's rent. If the tenant is liable for ground rent charges, this will be stated in the tenancy agreement. Leaseholders may sublet property, but only with the formal consent of the freeholder. Ground rent usually remains the leaseholder's responsibility.
