London among top European cities for commercial real estate investment, says report

London ranks among the top cities in Europe for commercial real estate investment prospects in the coming year, according to the Emerging Trends in Real Estate Europe 2013 report.

The forecast is a joint publication from the Urban Land Institute (ULI) and PwC, which ranks 27 cities across the Continent based on the expectations of investors and experts in the market.

And the British capital came in an impressive third on the list, with Munich and Berlin placed first and second respectively.

While economic conditions dictate that investors remain cautious in the current climate, the report explains that London is one of the cities which can be considered a safe haven due to the size of its economy and the relative strength of its commercial property sector.

"[London] is perceived as sitting apart from the problems in the wider UK and European economies and the size, strength and liquidity of its real estate market are attractive to many investors," it says.

"The City and Canary Wharf office markets are still attracting trophy hunters ... opportunities exist to develop space for the city’s growing technology and creative industries."

From office space and retail units to more leisure-focused facilities, it seems that London's commercial property prospects are strong for the coming year - and this news will be welcomed by investors as Britain continues its recovery from the recession.

Yet while the likes of Munich, Berlin and London earned their places on the list as a result of their safety and proven track record, it's worth noting that Istanbul came in fourth due to the potential for future development.

But with Hamburg rounding off the top five, the overall trend that the report suggests is one that will see traditionally popular cities in the commercial real estate sector continue to attract the most investment.

As observers wait to see how the market performs in the coming months, much will depend on the availability of finance and the ability of investors to raise capital.
